St Andrews Court, Glasgow

Client:

St Andrews Court Owners Association / Glasgow City Heritage Trust

The Story

Originally a 19th-century coachworks and later the Wylie & Lochhead cabinet factory, St Andrews Court is a Category B listed residential landmark in Glasgow’s West End. Following decades of exposure, the building’s Kent Road frontage suffered from severe masonry deterioration, leading to endemic water ingress across multiple properties. In 2023, Go-Wright Ltd was appointed as the main contractor for a high-profile £750k stone repair programme. This project was a complex, collaborative effort involving residential owners, Fiona Sinclair Architect, and partial funding from the Glasgow City Heritage Trust.

Our Technical Approach

Managing a large-scale restoration in a densely populated residential area required a meticulous and sympathetic technical strategy:

  • Listed Frontage Conservation: Executing extensive stone repairs to the primary Kent Road elevation, focusing on resolving deep-seated water penetration while preserving the historic factory aesthetic.
  • Collaborative Project Management: Working through a lengthy and transparent process to satisfy the requirements of private owners and heritage funding bodies.
  • Structural & Aesthetic Integration: Matching the unique sandstone profiles of the original 1870s structure to ensure the new repairs blended seamlessly with the existing fabric.
  • Live Site Logistics: Ensuring minimal disruption to the 152 flats within the development while maintaining a safe, high-visibility site in a busy Glasgow street.

The Result

The works were successfully completed to the extreme satisfaction of the owners. The restoration has not only secured the structural integrity of the individual flats by halting water ingress but has also preserved a vital piece of Glasgow’s industrial heritage. This project stands as a testament to Go-Wright’s ability to navigate complex funding landscapes and deliver world-class conservation results on a significant scale.
